Structured Finance Exam; Bonds rating, OAS, and IO Mortgage

Structured Finance Exam; Bonds rating, OAS, and IO Mortgage 150 150 Affordable Capstone Projects Written from Scratch

Consider a new CMBS deal with the following tranches, ratings, and tranche size:

  • A1, AAA, 6% (3yr maturity target)
  • A2, AAA, 9% (5yr maturity target)
  • A3, AAA, 4% (7yr maturity target)
  • A4, AAA, 58% (10yr maturity target)
  • B, AA, 4%
  • C, A, 4%
  • D, BBB, 6%
  • E, BB, 5%
  • F, NR, 4%

A large loan in the CMBS conduit, which represents 15% of the principal of the deal defaults in the first year and, upon resolution has a 60% loss severity. Which of the following best describes the effect on the pool?

(a) The D, E and F tranches are wiped out

(b) The F tranche is wiped out and the A1 tranche is paid off

(c) The E and F tranches are wiped out and the A1 tranche is repaid

(d) The A1 and A2 tranches are repaid

 Question 2:

Which of the following statement relating to the Option Adjusted Spread is FALSE?

(a) Calculating the OAS for an IO mortgage backed security requires an interest rate model and a prepayment model

(b) I want to buy securities with a positive OAS and sell securities with a negative OAS

(c) If the prepayments come in faster than expected by the model on a mortgage pool, the model will show a positive OAS for the IO tranche.

(d) If the prepayments come in faster than expected by the model on a mortgage pool, the model will show a negative OAS for the IO tranche.

 Question 3:

Which of the following facts/trends is unfavorable for the health and future prosperity of the single‐family rental market?

(a) The urbanization rate is continuing to increase

(b) Generation Y is showing little appetite for home ownership as it comes of age

(c) Mortgage lending standards are getting laxer again

(d) Turnover in single-family housing is lower than in multifamily housing

(e) The SFR securitization deals have seen spreads come in

Section II: Numerical

A CMBS is collateralized by the following interest‐only mortgages with five‐year

maturity.

It is tranched as follows:

Assume all bonds were issued on May 1st, 2017.

(a) Calculate the collateral WAC, the distribution WAC, and the excess spread for the first year, assuming no defaults during the first year?

(b) The excess spread is collateralized into a CMBS WAC IO security. You buy the IO bond when the structure is set up. If your discount rate is 5%, how much are you willing to pay for the entire IO tranche at origination (May 1, 2017)? The open period is the last year of the mortgages, while the first four years have defeasance. Assume a 0% CPY during the defeasance phase and 50% CPY during the open period. Assume a 0% CDR throughout. Assume all interest payments are made on the last day of the year.

(c) We are now 3 years later (May 1, 2020). There were no defaults in year 1 and no defaults in year 2. In the last but one day of year 3, mortgage #3 defaults and is immediately resolved with a loss severity of 50%. What is the excess spread on the structure right after the default has been resolved?

(d) What is the new price of the IO, on the last day of year 3, assuming no further defaults and the same discount rate CPY assumptions as before?

(e) If you sell the IO on this day, what was your IRR on the 3‐year investment? Explain why it is higher or lower than your expected return (discount rate)?

Section III: Essay Question

If you were the chief regulator in charge of designing the future of securitization, what concrete actions would you take to enable a resurgence of solid and safe structured finance infrastructure?

Answer this question from a risk management angle, using what you have learned in this module (and potentially in previous modules).

Please, no more than 1 page in 11pt font.

JWI 530: Financial Management I: Assignment 2: Management Accounting Application

JWI 530: Financial Management I: Assignment 2: Management Accounting Application 150 150 Affordable Capstone Projects Written from Scratch

JWI 530: Financial Management I; Assignment 2: Management Accounting Application

In this assignment, you will demonstrate your understanding of capital investment techniques by evaluating
the following three case studies. In addition to your calculations for each scenario, you should submit a Word
document in which you respond to the questions in each scenario.
Case Analysis 1 (Weight 20% of Total Assignment)
You work for a small, local telecommunications company. In five years, the company plans to undertake a
major upgrade to its servers and other IT infrastructure. Management estimates that it will need up to
$450,000 to cover all related costs; however, as a fairly young company, the goal is to pay for the upgrade
with cash and not to take out loans. Right now, you have $300,000 in a bank account established for Capital
Investments. This account pays 4% interest, compounded annually. A member of the finance department
has approached you with an investment opportunity for the $300,000 that covers a five-year period and has
the following projected after-tax cash flows:
Year Projected Cash Flow
1 $90,000
2 $115,000
3 $135,000
4 $110,000
5 $90,000
Based on this information, in an MS Word document, answer the following questions:
1) How much money will be in the bank account if you leave the $300,000 alone (earning 4% compounded
interest) until you need it in five years?
2) If you undertake the investment opportunity, what is the Nominal Payback Period?
3) Using the Present Value factors for 7% (which can be found on any PV Factor table), what is the
discounted Payback Period of the investment opportunity?
4) What is the Net Present Value at 7% of the investment opportunity?
5) Which option (make the investment or leave the money in a savings account) would you recommend to
your CEO? Why? What additional factors/information might make you change your point of view?
Case Analysis 2 (Weight 30% of Total Assignment)
The CEO of Dynamic Manufacturing was at a conference and talked to a supplier about a new piece of
equipment for its production process that she believes will produce ongoing cost savings. As the Operations
Manager, your CEO has asked for your perspective on whether or not to purchase the machinery.
After talking to the supplier and meeting with your Engineers and Financial Analysts, you’ve gathered the
following pieces of data:
• Cost of Machine: $140,000
• Estimated Annual After Tax Cash Flow Savings: $60,000 (which may or may not grow)
• Estimated machinery life: 3-5 years (after which there will be zero value for the equipment and no
further cost savings)
• You seem to recall that Dynamic’s Finance organization recommends either a 10% or a 15%
discount rate for all Cost Savings Projects
From your JWMI MBA, you know that you need to understand the project financials to ensure that this
investment will be economically attractive to Dynamic Manufacturing’s shareholders.
Calculate the Nominal Payback, the Discounted Payback, the Net Present Value and the IRR for each
scenario, assuming:
A. Ann (A) recommends using the base assumptions above: 3 year project life, flat annual savings, 10%
discount rate.
B. Bob (B) recommends savings that grow each year: 3 year project life, 10% discount rate and a 10%
compounded annual savings growth in years 2 & 3. In other words, instead of assuming savings stay
flat, assume that they will grow by 10% in year 2, and then grow another 10% over year 3 in year.
C. Cassidy (C) believes we use a higher Discount Rate because of the risk of this type of project: 3 year
project life, flat annual savings, 15% discount rate.
D. David (D) is convinced the machine will last longer than 3 years. He recommends using a 5 Year
Equipment Life: 5 year project and savings life, flat annual savings, 10% discount rate. In other
words, assume that the machine will last 2 more years and deliver 2 more years of savings.

In an MS Word document, in paragraph form, respond to the following questions:
1) Which person’s scenario would you present to management and why? From a strictly financial
(numbers) perspective, would you recommend this purchase to management?
2) In your opinion, which person’s scenario is based on the most aggressive assumptions? If you were
to select this scenario as the basis for your proposal, how would you justify the more aggressive
assumptions?
3) In SIMPLE English (as in talking to a non-Finance and non-MBA person), explain why there is value
to management in running all 4 of these scenarios.
4) Beyond financial measures, what other factors would you want to consider, before making a
recommendation to management?
5) If you were the CEO, would you approve this proposal? Why or why not?
Case Analysis 3 (Weight 40% of Total Assignment)
You are the General Manager at the Bicker, Slaughter, and Lynch Law Firm. There is an opportunity to buy
out a small law firm that was just started by a young MBA/JD, and you believe the firm can be grown and
become a lucrative part of your Firm. With help from your finance leader, you have estimated the following
benefit streams for this new division:
Year 1 Year 2 Year 3 Year 4 Year 5 Year 6 Year 7 Year 8
Before Tax
Cash Flow
From
Operations
$(149,000) $0 $51,380 $88,760 $114,100 $129,780 $143,640 $167,300
After Tax
Net Income
From
Operations
$(103,500) $(50,500) $36,700 $63,400 $81,500 $92,700 $102,600 $119,500
After Tax
Cash Flow
From
Operations
$(85,600) $15,000 $48,600 $72,200 $95,550 $101,300 $125,200 $140,200

• You estimate that the purchase price for this firm would be $200,000 and that additional net working
capital would be needed in the amount of $60,000 in year 0, an additional $15,000 in year 2 and then
$15,000 in year 5.
• BSL usually spend about $275,000 per year in advertising. If you make this acquisition, you would
ask that advertising spending be increased by an incremental one-time amount of $45,000 in year 0
to publicize the firm’s expansion.
• Your finance leader has indicated that the firm has access to a credit line and could borrow the funds
at a rate of 6%. He also mentions that when he runs project economics for capital budgeting (such
as a new copier or a company car), he recommends a standard 10% rate discount, but the one other
time they looked at an acquisition of a smaller firm, he used a 13% rate discount. Obviously you will
want to select the most appropriate discount rate for this type of project.
• At the end of 8 years, the plan is to sell this division. The estimated terminal value (the sale and the
return of working capital) is conservatively estimated to be $350,000 of after-tax cash flow help.
Using the data that you need (and ignoring the extraneous information), for this potential acquisition,
calculate each of the following items:
o the Nominal Payback
o the Discounted Payback
o the Net Present Value
o the IRR
In an MS Word document, in paragraph form, respond to the following questions:
1) From a purely financial (numbers) perspective, would you recommend this purchase to
management? Why?
2) What are some of the non-financial elements that need to be considered for this proposal?
3) Assumptions in project economics can have a huge impact on the result. Identify 3 financial
elements/assumptions in your analysis that would make this project financially unattractive? In other
words, what would have to be true for this to be a bad investment?
4) If you were the CEO, would you approve this proposal? Why or why not?

What factors influence the ability for a candidate to get elected, and what role do political parties play in elections? How does a winter-take-all system affect elections and political parties? How do elections and parties affect the discussion on the national debt? Given your above discussion, how do you propose we deal with the debt?

Critically evaluate the strengths and weaknesses of the Intelligence and Security Committee’s current composition and powers.

Critically evaluate the strengths and weaknesses of the Intelligence and Security Committee’s current composition and powers. 150 150 Affordable Capstone Projects Written from Scratch

Critically evaluate the strengths and weaknesses of the Intelligence and Security Committee’s current composition and powers.

1. Answer the question.
Ensure you understand what the question you have chosen to answer is actually asking. Read it carefully.
2. An essay must have an argument.
This is linked to ‘Answer the question’. Consider two or more potential responses to the question, and say which you agree with and why. Your argument must be supported by the evidence that you have taken from the reading (in the form of accounts of events, or arguments put forward in the literature).
3. An essay must have a structure.
Lead the reader through your argument and your exploration of the question. The question often suggests a structure: if it asks you to consider advantages and disadvantages, devote around half of the essay to advantages and half to disadvantages.
4. Paragraphs must be structured and each paragraph should make only one main point.
Each paragraph should also include referenced evidence to support the point it makes, and must be explicitly linked to the question so that the reader can easily see how it is relevant to the question. If your paragraph is more than one page long (even if it is double line spaced) it makes more than one point. Every paragraph between the introduction and conclusion consists of one main point, referenced evidence and analysis, applying that evidence and analysis to the question.
5. A conclusion is a summary of your argument.
The conclusion should summarise what has already been said, not introduce new evidence (including quotes). An essay’s conclusion should be one paragraph.
6. Use the referencing guides provided on Blackboard to help with the presentation of your references and bibliography.
7. An essay is an exercise in formal writing.
As a result, avoid contractions like ‘don’t’, and ‘&’. If you use an abbreviation like NATO spell it out at the first reference like this: ‘…North Atlantic Treaty Organisation (NATO)…’
8. Look at the grade descriptors on BlackBoard for guidance. Your essays will be judged against these descriptors.
9. Work must be double line spaced in 12 point Times New Roman.
10. You do not need a cover page for an essay. Just put the essay question and your student ID at the top of the first page.
11. You do not need sub-headings for an essay. You should be able to successfully indicate a change in topic within the paragraphs themselves.
12. Quotes put within a paragraph are contained within single quotation marks (‘) not double (“). They should not be put in italics unless they are in italics in the original source.
13. Long quotes, by which we mean quotes of 30 words or more, should be separated out from the main text, indented on every line, and be free from quotation marks.
14. If using footnotes, each footnote comes after a punctuation mark such as a comma or full stop, not before that punctuation mark. References never come within quotation marks as they are not part of the quote.
15. An essay introduction is one paragraph. It introduces the topic, the essay’s structure and the essay’s argument. If required by the question, it will also define key term(s).
16. Finally, avoid using footnotes for explanatory text. Either the content of that note is important and should therefore be in the main part of the essay, or it is not needed and can, therefore, be left out altogether.

Critically discuss the ways in which the ideas of one early pioneer have influenced current Early Years provision in England and Wales.

General guidance

This should have a conventional essay structure: Introduction, main body, conclusion. No subheadings.

You must show at least six sources in your work. Early Years Foundation stage (EYFS) must be a source.

You must use at least two books.

Plan and write in paragraphs, a theme at a time.

This time, you do not need to comment on your sources. Instead, you need to evaluate what you have read critically.

Comparing and contrasting is a good start. To evaluate, you need to show that you have thought carefully about what sources say. You can do this in each paragraph by showing your understanding of the evidence for and against each point, then basing your conclusion on that evidence.

Detailed guidance

An introduction should set out what you intend to do in the essay. Note: you do not need to repeat the title in the introduction – but do make sure that it is at the top of the essay.

Possible development, paragraph by paragraph: you could go idea by idea, or deal with the pioneer’s ideas first, then follow with current provision.

To conclude, you need to sum up the argument you have made in the essay. Try not to repeat what you have said, and refer back to the introduction.

What does ‘pioneer’ mean?

For the purposes of this assignment, an ‘early pioneer’ is someone who was among the first to put something into practice, or to actually do something.

So Locke, Rousseau and other philosophers were not pioneers because they formulated theories and did not carry them out.

Pioneers mentioned in the module include Steiner, Pestalozzi, the Macmillan sisters (they count as one as they worked so closely together), Montessori, Froebel, Robert Owen and others. If you have found a pioneer who interests you but has not been mentioned in any detail (eg Susan Isaacs), you may write about that person.

If you are not sure, check with the tutor.
